Cities: Skylines - Building a realistic US city [EP.2] - Simple low income neighbourhood / ghetto

I want my city, which i think i've indirectly named Kendrick now, to have at least one (and most likely more) low income, crime ridden neighbourhood(s). This area, close to downtown, squeezed in between noisy highways, garbage and sewer facilities, seemed as the perfect fit for the first of these meccas of drive-bys and crime.

In this video i build such an area in quite a simplified manner. Detailing is kept to a minimum and vanilla assets are utilized - but i still think you can achieve a good realistic look without making a single neighbourhood cost you 10 fps. As noted, i focus on the big picture. I hope this video and some of the comments in it will inspire some of you!
